Off Grid Too Soon? | Tips for Buying Land, Starting Your New Life & Off Grid Living. Glenn and Maureen are talking about is it too soon to jump into your off grid lifestyle. They're covering a few key points for your checklist before you buy land for off grid and homesteading. After starting a camp fire, they settle in for a chat at the off grid cabin on their 40 acre forested property in the wilderness of Ontario Canada. They say there's two ways to get started in an off grid lifestyle to either plan and be fully prepared, or just jump in and create your off grid lifestyle as it grows. They suggest to start with What are your plans for your new property? What services will you need? Maureen suggests that either a stream, or frontage on a river or lake is essential to an off grid homestead to ensure a good supply of water. Or as Glenn suggests, a dug or drilled well or sand point may be a good alternate water supply if you can't find property on water. Setting out your plans will help with selecting the area to look for land, and what type of property will best serve your off grid / homestead lifestyle. Will you be looking for a forested property, or will open land better for you. Possibly a location a high traffic are will be most suitable for exposure for a business, or are you seeking a remote private piece of land. Once you find an area that appears to be suitable for you, contact the authorities to ask questions - can you do what you want to do in that municipality? Can you go off grid there, what permits and building permits are required? Maureen recommends looking on land using online real estate services, Dignamland, Zillow, Landwatch, Realtor.ca and Realtor.com or Kijiji to name a few. Glenn mentions that in unorganized areas you can skip inspections, but suggests hiring an inspector to give you a report on the condition of the house and buildings. Something that will help with determining the offer price, and also in planning for future repairs / work to the house. Glenn talks about the property owner's rights ... mineral rights, , Timber Rights, and water right for example. Maureen suggests you to check for rights of ways and rights of use, something that can be revealed on a survey of property. Ask the realtor for a copy of the plan of survey, to review so you can review the perimeter of the land, and any other information. Confirm that there is good clear access to the property to prevent becoming land locked. When the road appears to be year round, check and maker certain the maintenance will continue all year to be certain you can get in and out all year. Maureen mentions that a verbal agreement for right of way may seem like a good idea, but a written right of way is secure for the future. Watch more for off grid living in Canada.
