Dava Behrens, Broker's video: Corvallis OR 2019 Year End Market Update

So, hey, the Multiple Listing stats for year-end 2019 are in and they are very interesting. I thought I would share them with you. For Corvallis, the number of sales is actually up 6.67%. We sold in the last 12 months 624 properties in our Corvallis market, which is pretty good. The average sales price is $417,564, which is up 2.3%. Average days on market is sitting right at 81, it's up seven days. That's not really such a big deal. It's influenced by new construction and how long people need to take to move, so a seven-day variance isn't very much. The number of currently active is a pretty big story. There's 41% more, but 41% when all you have active is 119 isn't very much. In a community our size, 119 active residential properties is hardly anything, so that's really the market update. The story is nothing's really changed. We're low on inventory. There are buyers out there looking for houses. We need to have more properties to be able to show them.
