Welcome to your Disney-area housing market report for the month of August, 2020. We’re happy to report it was a very positive month for sales, inventory and median prices! The median sales price for August clocked in at $265,245, which was up $5,000 from the month prior and an increase of 7.6% when compared to this time in 2019. This year has definitely been testing for the housing market, but the median sales price has now risen over $16,000 since back in January, maintaining sellers market conditions! There were a total of 649 home sales in August, so not much of a change from July’s numbers but a staggering 14.6% increase from August 2019. Inventory also saw an incredible surge! There were officially 2,382 active listings in August, marking a significant 16.5% jump from August 2019’s numbers – the increase in median sales prices along with the continuation of historically low interest rates for home buyers makes it an attractive time for sellers to put their home on the market. All great indications of a strengthening housing market! Sellers market conditions are continuing, so if you own property in the Disney-area this could be a fantastic time for you to consider listing.
