Welcome to your Disney-area housing market report for the month of July, 2020! The upward trend in median sales prices and inventory levels continue for yet another month, while home sales are down again – just ever so slightly. The median sales price for July was reported at $260,000, representing a drop of almost $4,000 from June’s median sales price but actually a 7% increase from this time last year. So far in 2020, we’ve seen the median sales price consistently alternate between an increase and a decrease from one month to the next – although we’re now up almost 5% from the median sales price in January, 2020. There were a total of 652 home sales in July. This marks an increase of nearly 100 home sales when compared to June’s numbers, yet a small 3% decline from July of 2019. Despite the slight decrease, the good news is that home sales have literally doubled from the number of homes sold just two months ago in May. And finally, onto our inventory. We saw a significant increase in the number of active listings in July – there were 2,352 homes on the market, representing a jump of 15.6% from this time last year. More promising statistics for the Disney-area vacation home market! As many know, housing inventory plays a key role in whether we’re currently experiencing sellers or buyers market conditions. Over the past few months, the drastically low inventory has resulted in a massive sellers market here in Orlando, which doesn’t appear to be changing as of yet.
