Welcome to your Disney-area (Davenport & Kissimmee) housing market report for the month of November 2020. This month we've seen yet again another year over year positive month for sales, inventory, and median prices! The median sales price for November hit the second-highest 10 year high of $275,000, an increase of 9% when compared to this time in 2019. This year has definitely been testing for the housing market, but the median sales price has now risen over $27,000 since back in January. There were a total of 656 home sales in November, a 2020 year high. This was 101 more than October's numbers and a staggering 15.4% increase from November 2019. Inventory took a slight dip this month falling to the 3rd lowest amount of homes on the market since February 2020. That being said, there were still 2,357 active listings in November, marking a significant 5.2% jump from Novembers 2019’s numbers – the increase in median sales prices along with the continuation of historically low-interest rates for home buyers makes it an attractive time for sellers to put their home on the market. In summary, with home prices hitting new highs, sales blossoming and inventory holding steady this is all great indication of a strengthening housing market.
