LandGuys, LLC's video: Flyway Central Duck Club Fulton Co IL

@Flyway Central Duck Club (Fulton Co, IL)
► For a more detailed look at this property visit: https://bit.ly/3KKQVXD This is a great opportunity to buy in as a 1/9th owner of a great little duck club just North of the Rice Lake walk-in area (Copperas Creek Management Area) just south of Banner, Illinois. This Club has all the amenities that a duck hunter could dream of, from a nice lodge, bird cleaning station, use of the club owned Polaris Ranger, a new water treatment system to improve water quality in the lodge, as well as electricity hook-ups at all blind locations allowing the members to run ice-eaters making it possible to hunt every day of the season regardless of weather. The club boasted a solid 602 ducks harvested in the 2021 season, with approximately 60% of those birds being mallards, and rounded off nicely with wood ducks, wigeon, pintail, shovelers, and teal. The current boost in harvest numbers is attributed to a new management plan that includes planting approximately 28 acres annually into corn, approximately 5 acres annually into sorghum, and diversifying the remainder of the flood-able acres with natural vegetation and Japanese Millet. The club has also implemented a "Stop Hunting" at 1 pm mandate that has also been effective in helping them hold and harvest more ducks. The levee system on this property has been recently updated and repaired making it possible to hold out a flood stage of 22 feet (River reading at Havana, Illinois), which has been very beneficial in ensuring that some form of a corn crop can be planted each and every year. Additional work has been started in 2021 of clearing trees off of the west side of the property which will give the club a chance to build a new water impoundment area of approximately 4 more acres to plant and flood later in the season which will ensure ducks a new food source as season progresses. There are no mandatory "work days" in this club even though any type of help from the members is greatly appreciated. They have a long-time caretaker that does a great job of keeping things in order and ready for the members when season comes around. The 2022 Annual dues per member will be approximately $7,600. This is to finalize some of the improvements that were started in 2021. The normal annual dues are typically around $3,600 and the club anticipates the annual dues to go back to normal price in 2023. There is also an initiation fee for new owners of $5,000. This is a one-time fee for the first year of ownership. The annual dues and the one-time initiation fee are to be paid upon purchase of this share and are above and beyond the purchase price listed for this share. A copy of the Bylaws can be made available to interested and qualified buyers.
