In Texas, the regulations are somewhat limited in small towns that don't have formal approvals due to the limited needed. We are technically within the city limits of our town of 600. Our town does not have a local building code, permitting, or inspection. We constructed with safety first in mind and as engineers we have followed good engineering standards and practices. - Why not just stick build using wood? Being an engineer, I came up with design using containers that would be very difficult to build with any other method or resource - Are you harming trees? Using Garnier limbs or treehouse attachment bolts (TABs), they will hold a substantial load and the tree will send extra energy to area to heal and grow around bolt to create a limb - What happens when trees ultimately die? 2 part answer - firstly, treehouse supported by two Bois d Arc (aka "ironwood") trees. Species is commonly used for fence posts, house piers, and dock supports because they do not rot and bugs don’t eat. When tree dies, the remains actually get harder and never rot 2nd answer - plan b - we can always put posts under the two ends of the beam holding up containers - Can trees really hold up this much load? With soil conditions - Posts on other end only needed spread footing 4x4x24” deep - trees have larger root ball and strength than that - Why is the entrance ramp/stairs so long? Not only is the gradual slope saving a few steps (24 to front door vs. 30 with all steps), but it is actually doing double duty as a chase for the bathroom and kitchen drains to the septic near the parking area. The septic was existing since there was a mobile home at the site when we purchased the property. - What is the interior square footage? The direct answer is “it depends”. I say that because I am not sure how to quantity the air conditioned 30’ interior stairwell. Not counting the stairwell, there is approximately 780 SF - How many hours of welding? So far, I am estimating around 600 hours including the full support team. - Why this location? Our family has been acquiring property in the area for the last 7 years. The town is in a unique position after waiting 25 years for a federal permit to build Lake Ralph Hall, which will be a 12,000 acre water supply lake for the suburbs of Dallas. The permit was just issued a few months ago and construction will start by the end of this year. - How did you come up with design? I have been using shipping containers for years as very reliable storage with thought of using them for modular housing for years. I thought to create multi-family housing in our small town, then adapted that idea once I started construction of my first treehouse. By going vertical with container, it help you in two ways, first the obvious benefit is the view. Secondly, the original “height” of the high cube container is now your “width” and therefore increasing your SF of the rooms. My original concept had the horizontal containers supported by posts, but after evaluating the soil conditions and designing the piers to support the columns, we determined it was best to go with spread footing. What better way to mimic a spread footing than a tree root ball. My dad, who is also an engineer, was the first to suggest the idea to rotate treehouse slightly so we could straddle the adjacent Bois d arc tree and use for our support. Under the vertical containers is a 3’ thick concrete foundation weighing more then 100,000 lbs. that is substantially more than necessary to support load, but I increased it for an additional factor of safety and to act as counter balance for stability of horizontal containers and cantilevered portion with hot tub. - How much did construction cost? Still to be determined, but through the use of no permitting required, no inspection fees, salvaged materials, DIY labor, auction purchased materials, self engineered and friends with relevant expertise, makes investment reasonable based on hopeful rental return
